Frequently Asked Questions

Our lead time is usually between 1-2 weeks, depending on the availability of our surveyors. If you need a home survey undertaken more quickly, please let us know as we can often accommodate and reschedule.

Yes, we deal with all access arrangements to your property through the estate agent/vendor.

Yes. You are more than welcome to be there when the survey is undertaken (subject to the vendor agreeing). This is because we work in a very methodical way to ensure nothing is missed, and someone accompanying us for the complete survey can be distracting. We would normally recommend that the surveyor speaks to you at the beginning of the survey, or after the surveyor has been completed. Our surveyors are more efficient if left alone to complete the survey process.

Yes, as part of our preparation, we will ask you to complete a short questionnaire that the surveyor will look at before the survey and writing your report. When we have issued the survey report we will offer you a chance to speak with the surveyor directly. This provides an opportunity for you to raise questions. You are also more than welcome to ask us a question on the phone, and if needed, this will be referred to a surveyor for further clarification.

Our invoices are issued at month-end, and you have 28 days to make payment via BACS or cheque. Please be aware that we cannot accept card payments at this time. If needed, we can issue our invoice earlier.

We ask that you give us as much notice as possible if you no longer require the home survey. In extreme circumstances, we may need to charge you for costs expended to date, but we will discuss this with you on a case-by-case basis.

Please see details here of all our surveys. If you have any further questions please feel free to call us.

Our home survey pricing can vary depending on the size, age, and condition of the property, so we ask for the full address details to provide you with a free quote to survey your property.

We aim to deliver all our home reports within 5 working days from the survey’s date. Please let us know if you need the information sooner before instructing us. We will always aim to assist where we can.

Yes, we will offer you the chance to speak to the surveyor who surveyed your property after issuing your property report. We prefer to talk to our clients after the issue of the home report because it allows the surveyor time to reflect on the inspection and means that we do not unnecessarily repeat our opinions. It also provides a chance for you to ask questions about things you do not understand.

The home buyers survey (or a level 2 survey as it is now known) involves a visual inspection of the inside and outside of the property along with an inspection of the grounds and a ‘building surveyors’ review of the services. During the survey we inspect all of the main elements of the property such as chimneys, roofs, walls, floors and ceilings with the aim of identifying any major issues and provide advice to you about the property. We will operate a sample of windows and doors and use a sample of services. We also lift any lightweight inspection chambers. This survey is the ‘medium’ level survey and usually suitable for properties constructed after the second world war and in a good condition.

As local surveyors we are familiar with the area we are working in and have often seen buildings nearby. This means that we can sometimes identify issues which would otherwise not have been apparent. Because we only work locally, we can also provide a personal service meaning there will be no difficulty in reaching the surveyor if you need to speak to them about anything.

Buying a house is likely to be the most expensive purchase you will ever make in your life and if you are taking out a mortgage it may be decades before the house is paid for. Other than on new houses where a warranty may be offered you have limited recourse to the people who sell the property to you and therefore, we always recommend that you have a home survey. In our experience we almost always discover something (or lots of things) which you were not aware of prior to the survey. This allows you to make a more informed decision about the purchase.

Our qualified and chartered status means that we are trained and experienced in undertaking surveys. This means we bring a range of skills with us (along with a range of tools) when we undertake a survey so that we can see beyond the obvious. This includes knowing about legislation which affects property so that we can both answer and raise questions with your legal advisors. We are regulated by the Royal Institution of Chartered Surveyors and our surveyors are members of the RICS. This means that you can trust us to provide a high standard of service.

Put simply – we do it all! All we need to know from you is who the agent is selling the property or in the case of private sales the vendor. We do the rest from there.

I could not recommend Trusted Home Surveys more highly; the report raised very valid concerns that were simply not visible to the untrained eye. Should I ever find myself in need of a surveyor, I know precisely to whom I will turn.

We have just had a Level 3 survey carried out by Duncan. It was easy to arrange and Vikki was very helpful throughout. The report was thorough and detailed and was turned around very quickly. I would be happy to recommend.

I was given a quote same day as initial contact, survey booked in for less than a week later. They arranged this through the estate agent and let me know as soon as it was booked in. I was then given the report the next day and offered a follow up phone call if I had any questions about the report (which was easy to read and understand). Speedy process with communication the whole way. Thank you Vikki and Duncan!

I used Trusted Home Surveys for a level 2 home buyers survey. They were polite, easy to work with, and gave a great report. When that housing deal feel through, I had a good enough experience to use them again for the new house I found. Would highly recommend.
